The total area of the buildings is approximately 15,373 square metres and the property value amounts to approximately SEK 520 million.

Through this transaction, we are creating conditions to maintain influence in the marketplaces at the same time as releasing capital for ICA to reduce the Group’s net debt,” says Jan-Erik Hellman, CEO of ICA Real Estate.
The four retail properties being sold to Delcore Fastigheter are Maxi ICA Stormarknad in Falköping, ICA Kvantum Frölunda, ICA Kvantum Landvetter and ICA Supermarket Eksjö.
The net effect of the transaction on the Group’s cash flow amounts to approximately SEK 390 million in the fourth quarter of 2024. The Group’s net debt (excluding ICA Bank and IFRS 16 lease liabilities) will be reduced at the same time by SEK 390 million. Including IFRS lease liabilities, the net debt will be reduced by approximately SEK 40 million.
The transaction results in a capital gain of approximately SEK 20 million which will be recognised as an item affecting comparability in the Group’s operating profit for the fourth quarter of 2024. Delcore Fastigheter will take over the properties on 1 December 2024.
In addition to Delcore Fastigheter, ICA Real Estate has the jointly owned company Ancore Fastigheter together with occupational pensions company Alecta as well as Trecore Fastigheter together with Bonnier Fastigheter. AMF owns 12.7% of the shares in ICA Gruppen.
